By accessing or using ForeclosureCalendar.com (the “Site”), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to all of these Terms, do not use this Site.

About this data. ForeclosureCalendar collects information from Florida county public records and official auction sites. We do not create it and we cannot guarantee it is accurate, complete, or current — the counties themselves make no such guarantee. Auctions are cancelled, postponed, and rescheduled constantly, sometimes minutes before the sale.

We do not perform title searches and do not show every lien on a property. Some liens survive a foreclosure sale.

Confirm everything with the Clerk of Court and other official sources before you bid. Foreclosure and tax deed sales are as-is and final.

ForeclosureCalendar is not affiliated with any court, clerk, county, or auction platform. We are not attorneys, brokers, or advisers, and nothing here is legal, tax, investment, or real estate advice. 1. Acceptance of Terms

By accessing or using ForeclosureCalendar.com, you acknowledge that you have read, understood, and agree to be bound by these Terms of Service and our Privacy Policy. We reserve the right to modify these Terms at any time. Your continued use of the Site after any modification constitutes acceptance of the revised Terms.

2. Description of Service

ForeclosureCalendar.com aggregates publicly available foreclosure auction information from Florida county clerk websites and presents it in a searchable calendar format. The Site is intended for use by real estate investors, attorneys, lenders, title companies, and other real estate professionals. The Company does not conduct foreclosure auctions, act as a broker or agent, hold or manage funds, or offer legal, financial, or investment advice of any kind. The Company reserves the right to modify pricing and to add, remove, or modify counties, datasets, alerts, and features at any time, without guaranteeing the continued availability of any specific pricing, county, dataset, alert, or feature. Email alerts are provided as a convenience only, and the Company does not guarantee delivery of any email alert.

3. Accuracy of Information

Auction dates, times, locations, property addresses, opening bids, case numbers, and related details are sourced from publicly available county clerk records and updated on a regular schedule. However, foreclosure auction information is inherently time-sensitive and subject to change without notice due to postponements, cancellations, settlements, bankruptcy filings, and other legal events.

You must independently verify all information directly with the applicable county clerk's office before taking any action, including registering for an auction, placing a bid, or making any financial commitment.

The Company does not represent or warrant that every foreclosure scheduled by any Florida county is included on the Site. Due to technical issues, county website changes, outages, publication delays, or other factors, listings may be delayed, incomplete, duplicated, or omitted. Public records may also contain inaccuracies originating from the reporting governmental entity; the Company reproduces information substantially as published and cannot guarantee the accuracy of the underlying public record. Listings are not guaranteed to reflect real-time court activity.

4. Not Legal or Financial Advice

Nothing on this Site constitutes legal advice, financial advice, investment advice, tax advice, or any other professional advice. The Company is not a law firm, a licensed real estate broker, a registered investment advisor, or a financial institution. Consult a licensed Florida real estate attorney, a qualified financial advisor, and a title professional before participating in any foreclosure auction. The Company makes no representation that any property listed on the Site constitutes a good investment or that any user will realize a profit or avoid a loss. Use of the Site does not create an attorney-client, brokerage, fiduciary, agency, financial advisory, or other professional relationship between you and the Company.

5. Data Corrections Policy

If you believe any listing contains an error, please contact us at hello@foreclosurecalendar.com with the property address, case number, and a specific description of the error. We will investigate and correct confirmed errors within five (5) business days. We do not remove or suppress listings at the request of parties with a financial or legal interest in preventing public access to court-filed foreclosure information. 6. Permitted Use and Restrictions

You may not: scrape, crawl, or systematically download any content using automated tools without prior written permission; use Site data to build any competing foreclosure information service; resell or redistribute any data obtained from this Site; attempt to circumvent any access controls or security measures; use the Site to harass, threaten, intimidate, or engage in unlawful communications with any homeowner, debtor, or other individual identified in public records; or use any content obtained from the Site to train artificial intelligence or machine learning models, to build or populate large language models or other training datasets, or to conduct automated extraction or scraping for the purpose of creating a competing database, in each case without our prior written consent.

7. Accounts and Subscriptions

Creating a free account requires a valid email address, a password meeting our minimum security requirements, and agreement to these Terms via clickwrap acceptance. Paid subscriptions are billed monthly or annually as selected at checkout. Subscription fees are charged in advance. You may cancel your subscription at any time; cancellation takes effect at the end of the current billing period. Subscriptions are non-refundable once access has been granted, except where required by law; no refunds are issued for partial billing periods or unused subscription time. Accounts may not be shared between multiple users. We reserve the right to suspend or terminate any account engaged in credential sharing, excessive automated access, or other abnormal usage.

How to cancel your subscription: You can cancel at any time, directly from your account — no phone call or email required. Sign in, open your account settings, and click Manage billing & plan to open our secure billing portal, where you can cancel in a few clicks. Cancellation stops future renewals and takes effect at the end of the billing period you have already paid for — you keep full access until that period ends. There is no cancellation fee. If you have any trouble cancelling, email us at hello@foreclosurecalendar.com and we will cancel it for you.

8. Intellectual Property

The Site's design, layout, software, editorial content, and compilation of public records data are the intellectual property of Blue Sky Data Solutions LLC and are protected by applicable copyright, trademark, and trade secret laws. This includes the compilation, organization, formatting, indexing, search tools, alerts, enrichment, and presentation of public records data, which are proprietary intellectual property of the Company even though the underlying public records themselves are not.

9. Third-Party Links and Services

The Site may contain links to county clerk websites and other third-party resources. The Company does not endorse or assume responsibility for any third-party website. The Site uses Google Analytics 4, Stripe, and Resend. Use of these services is subject to their respective privacy policies, as described in our Privacy Policy.

10. Disclaimer of Warranties

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, COMPLETENESS, TIMELINESS, OR NON-INFRINGEMENT.

11. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL Blue Sky Data Solutions LLC, ITS OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR LICENSORS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, PUNITIVE, OR EXEMPLARY DAMAGES. IN NO EVENT SHALL OUR TOTAL LIABILITY EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM OR (B) ONE HUNDRED DOLLARS ($100.00).

12. Indemnification

You agree to indemnify, defend, and hold harmless Blue Sky Data Solutions LLC and its officers, directors, employees, agents, and licensors from and against any claims, liabilities, damages, losses, costs, and expenses arising out of or related to your use of the Site or violation of these Terms.

13. Force Majeure

The Company shall not be liable for any delay or failure to perform any obligation under these Terms resulting from causes beyond its reasonable control, including but not limited to acts of God, governmental actions, failures or outages of county or other governmental systems, hosting or infrastructure failures, cyberattacks, internet or telecommunications disruptions, labor disputes, or other events beyond the Company's reasonable control.

14. Dispute Resolution and Arbitration

These Terms are governed by the laws of the State of Florida. Before initiating any formal dispute proceeding, you agree to contact us at hello@foreclosurecalendar.com and attempt to resolve the dispute informally. If informal resolution fails, any dispute shall be resolved by binding arbitration administered by the American Arbitration Association (“AAA”) under its Consumer Arbitration Rules. The arbitration shall be conducted in the State of Florida, or by telephone or video conference at your election. CLASS ACTION WAIVER: YOU AND THE COMPANY AGREE THAT EACH MAY BRING CLAIMS ONLY IN YOUR OR ITS INDIVIDUAL CAPACITY AND NOT AS A CLASS MEMBER IN ANY PURPORTED CLASS PROCEEDING.

15. General Provisions
